Despite major misconception, older homeowners do want to move – but only to a suitable home in a their chosen community. The vast majority of people over-50 are healthy, well and independent. But right now, their choice is to stay where they are or move to an assisted-living or nursing home facility.

The crucial difference is that cohousing residents design and govern the community themselves. The homes are private and, apart from those bought under a housing scheme, are fully owned by the resident. There is no requirement to provide nursing assistance or medical care.

It delivers homes! Most will be owned by rightsizers which frees up currently under-occupied, family homes at near-zero net cost
-
Older home-owners are currently excluded from suitable bridging finance and affordable purchase schemes. Some cannot match the price of a new build by selling their current home. Developers and lenders will not finance an innovative, untried model (no matter its success abroad). Our proposal to Government is to fund the first tranche of buyers only: the fund is replenished when the first residents sell their current homes. Opening affordable purchase schemes is just fair to a currently excluded cohort.

Irish housing policy still tends to treat ‘ageing’ and ‘older people’ to mean dependent, in declining health, and requiring care. This is not only inaccurate; it is a costly assumption. In reality, the majority of over-50s are way too early for supported housing or nursing homes, yet standard apartments and poorly located retirement villages fail to meet their needs.
