Our aim is to deliver cohousing communities across Ireland and we have had a tremendous response from people who love the idea of community living.
We invite local authorities, landowners, developers, estate agents and financial institutions to partner with us in creating exciting new homes and communities for people over 50.
There is a rapidly growing market for new housing solutions for people over 50, who want much more than just to downsize. They are looking for well-designed homes in vibrant communities of with like minded neighbours. They are typically mortgage free house owners, seeking to release capital to fund their later years.
Our members are very clear – they want to avoid the financial risk and emotional upheavals of the Sell-Rent-Buy new home process. Instead, they are seeking bridging finance in order to have a smooth transition into a cohousing community without the need to sell their homes first, find suitable rental accommodation while awaiting completion.
We are looking for sites in urban areas, within walking distance of key services such as shops, public transport, health centres, parks. Most of our members prefer to stay living in their own communities. A potential site needs to be large enough to accommodate 25-50 housing units, a mix of 1 and 2 bedrooms homes, shared indoor amenities such as large kitchen/dining area, socialising spaces as well as generous open space for a large communal garden and other amenities. This could be a stand alone site, or form part of a larger development.
Local Authority – we welcome partnerships that could revitalise urban centers and local economies, enhance existing communities and release family homes to the market
Landowners and Developers - if you have a site or a property that you think might be suitable for this innovative approach, please get in touch. We may have a potential community ready to go in your area. We can sign contracts for purchase with you at an early stage in the development.
Estate agents - we value your market experience and insights into the local property market and potential investment opportunities. If you have anything on your books, or are aware of a suitable site, we would love to hear from you.
Financial institutions - We are seeking to forge partnerships with financial institutions who recognise the growing demand for new types of housing for adults over 50 and see opportunities in this space. Our members typically own homes and have assets that are greater than the value of the new home they seek to purchase. However, they want to avoid the ‘Sell-Rent-Buy’ process because of the financial risk of rising property prices, the scarcity of suitable rental accommodation and the hugely disruptive effect of two moves.
However, current CBI loan to income ratios have meant that there has been constraints on the 2-4 year bridging finance they need.
